Two month old mushroom's been in a 12×12" pot for about about four weeks now. It's almost two feet tall and is healthy with new peppers but I'm starting to see roots in the drain holes already. Is there any point to up-potting at this stage? And would it set my harvest back too far? Gets cold here (7a) by October so I'm pushing it as it is.

That pot is way too small for that big boy
I’m in same zone. I wouldn’t at this point, unless it has a sister so I could experiment to see what happens.
It’s currently flowering and fruiting and repotting at this point would interrupt all of that.
With proper nutrients you can get more size out of a small pot like that, but yes you’ll ultimately be limited in yield because of it.
Don’t waste a pot on that shroom
Too late. Keep in mind next year, use a pot that is 18” diameter at the top, and 18” deep.
The larger the pot, the more dirt, the better the harvest 👍🏽
