Planned Community Developers (PCD) plans to turn the 120-acre site at Highway 288 and Beltway 8 in Pearland into The Orchard—a mixed-use development featuring 250,000 square feet of retail, 150,000 to 300,000 square feet of office space, 1,100 multifamily units and 100 homes, according to a recent news release. The land acquisition follows Pearland City Council’s unanimous approval of the project.
Chron reached out to PCD about the construction timeline and anticipated groundbreaking date. Representatives were unavailable for comment Sunday.
“This represents an important milestone following an extensive, collaborative process focused on ensuring The Orchard aligns with Pearland’s long-term vision,” Don Janssen, president of PCD, said in the release. “We are pleased that Pearland City Council has unanimously approved The Orchard and excited to have completed the acquisition of the property.”
Janssen said the development will complement the city’s growth and create a place of “enduring value” for the community. The Orchard will have an elevated coastal aesthetic inspired by Pearland’s roots, with tree-lined streets, green spaces and gathering areas.
CBRE is leading retail leasing with waterfront restaurant locations, plaza-facing storefronts, retail pads, inline spaces and anchor spaces available.
“The Orchard has the potential to play an outsized role in helping to shape Pearland’s next great destination,” Jazz Hamilton, senior vice president at CBRE, said. “We’re excited to bring retailers, restaurants and entertainment concepts that support the project’s goal of creating a place where families, friends and visitors can gather, connect and spend time together.”
JLL is leading leasing for office space, with officials referring to The Orchard as a “first-of-its-kind” destination in Pearland.
“We’re excited to work alongside PCD to bring high-quality office tenants to the project and help create a dynamic environment that seamlessly blends daily life and leisure,” Jon Dutton, JLL’s executive vice president, said. “We believe The Orchard will be transformational not only for Pearland, but for the greater Houston region.”
